For some matters the tenant or lessor/agent can apply directly to the Tribunal without first lodging a Dispute resolution request (Form 16) with the RTA. This is called an urgent application.

Urgent applications can be made for:

• termination of tenancy orders
• not leaving when a Notice to leave (Form 12) or Notice of intention to leave (Form 13) has expired
• an order to restrain a person from causing damage or injury
• excessive hardship
• proposed or existing tenancy database listings which don't comply with the listing criteria or are inaccurate or unjust
• other unspecified situations
