The Exit condition report (Form 14a or Form 14b) records the condition of the premises at the end of the tenancy.

• The tenant completes the form, signs it and gives a copy to the lessor/agent and keeps a copy for their own records.
• The lessor/agent inpsects the premises and comments on any item where they disagree with the tenant's report or where they believe the report does not reflect the true condition of the premises.
• The agent/manager then returns a copy of the signed and completed report to the tenant within 3 days.
• The Exit condition report is a vital tool in getting a bond refunded at the end of the tenancy.
• Extra pages should be added if there is not enough room on the report.
• Photographs and video can support what is written on the form.
