Exit condition report Form 14a and 14b

The Exit condition report (Form 14a or Form 14b) records the condition of the premises at the end of the tenancy.

  • The tenant completes the form, signs it and gives a copy to the lessor/agent and keeps a copy for their own records.
  • Within 3 business days the lessor/agent signs the form, comments on any item where they disagree with the tenant's report (or where they believe the report does not reflect the true condition of the premises) and returns a copy to the tenant
  • The lessor/agent must keep a copy of the signed report for 12 months after the agreement ends
  • The Exit condition report is a vital tool in getting a bond refunded at the end of the tenancy.
  • Extra pages should be added if there is not enough room on the report.
  • Photographs and video can support what is written on the form.
