Refund of rental bond Form R4

The Refund of rental bond (Form R4) is used to get a resident's bond back refunded at the end of their stay.

The quickest way to get your bond refund is by direct bank deposit. Make sure to include bank details on the Refund of rental bond form.

The bond is refunded immediately if all parties agree and sign the form.

If an agreement cannot be reached on who should receive the rental bond, either party can complete and sign the form by themselves and post it to the RTA. However, please note that if the parties cannot agree about the refund, it cannot be paid immediately by the RTA.

The RTA will process the first form it receives and will send a Notice of Claim to all other parties who have not signed the form and pay out any amount that is not in dispute between the parties. A Dispute Resolution Request (Form R16) will be included, and the other parties will have 14 days from the date of the notice to advise the RTA what action they wish to take.
