Refunding the rental bond

If the resident paid a bond when they first arrived or have been making part payments, they may be able to get that money back when they leave.

The resident and the provider should go through the refund of rental bond (form R4) together.

The first thing the resident and the provider will have to do is inspect the room.

The resident should have their copy of the condition report (form R1).

When the resident and provider agree about the bond refund

If the resident and the provider agree about how much of the bond should be refunded, the refund of rental bond should be completed together, signed both parties and sent to the Residential Tenancies Authority (RTA). The RTA will then refund the money as agreed on the refund of rental bond form. The resident can also take the form to selected Australia Post outlets in Queensland.

Disagreements about the bond refund

If the resident and the provider cannot agree on the amount of bond they should receive, either the resident or the provide can complete the refund of rental bond  form and send it to the RTA. The RTA will contact the other party to let them know that there has been a claim on the bond. They will have 14 days to respond to the claim, either disputing or agreeing with the claim. If the party takes no action, the RTA will refund the bond as written on the first form received.
