Property managers/owners and tenants have a shared responsibility to ensure a property remains in a condition that is safe, compliant and well maintained.
Tenants may have maintenance responsibilities for things such as mowing the lawns or changing the light bulbs. Tenants are also responsible for reporting any maintenance needs in a timely way to the property manager/owner, ideally in writing.
Property managers/owners may have maintenance responsibilities for things such as tree lopping or blocked drainpipes, and should work with the tenant/s to address any maintenance concerns. Specific responsibilities should be listed in the tenancy agreement.
Maintenance differs from a routine repair or emergency repair. If a repair is required during a tenancy, the tenant must inform the property manager/owner as soon as possible.
