New form makes it easier for Queensland’s rental community to ask the RTA to investigate an alleged offence.
As Queensland’s residential rental sector regulator, the RTA is responsible for investigating alleged offences committed under the Residential Tenancy and Rooming Accommodation Act 2008 (the Act) and taking effective and proportional enforcement actions.
Our new investigation request form, which is available as an online form or a printable PDF, replaces the previous investigation request kit and makes it even easier for customers to provide the information required for the RTA to start the investigation process.
Customers can submit the form for investigation of alleged offences if:
- the offence relates to a residential tenancy in Queensland
- an offence has been committed under the Act
- the offence occurred within the last two years, and
- consent is provided for the RTA to use and disclose information provided in the form during the course of an investigation.
The RTA is unable to investigate:
- tenancy disputes that do not constitute an offence under the Act
- the recovery of money on behalf of the tenant/resident or property manager/owner, including bond disputes
- maintenance issues unrelated to a contravening repair order.
Before submitting an investigation request, customers have the option to try and self-resolve the issue with the other party or apply for free dispute resolution with the RTA if they’re unable to reach an agreement.
