Median rents and quarterly data for Q2 2025

The Residential Tenancies Authority (RTA) has published median rents and quarterly services data for the quarter ending June 2025.

We publish median rents data to provide insights into the Queensland residential rental sector. From today, we are also providing quarterly data about the RTA’s core services when we publish median rents data. This is part of our commitment to expanding data releases to inform the rental sector, support customers and make renting work for everyone.

Customers can use the median rents quick finder or download the full dataset as a spreadsheet.

Acting RTA Chief Executive Officer Kristin Spruce said providing median rents data was an important part of serving our customers.

‘The rent and bond information collected by the RTA is useful for everyone,” Ms Spruce said. “We know some organisations use it to plan their services and identify trends in the industry. But it’s also a great tool for prospective and existing tenants and residents.

'If looking for a rental property, they can use the quick finder tool to see the average price of rent in a postcode for any type of property.’

South East Queensland saw rent costs rise across the region. Of the top 10 postcodes with the largest increases, 9 postcodes are located on the Gold Coast, Sunshine Coast or in Brisbane. Cairns took 10th place with a year-on-year increase of $80 per week.

With rents on the rise, Ms Spruce issued a reminder about the frequency of rent increases.

'Rents can only be increased once every 12 months, and the date of the last rent increase must be recorded in the tenancy agreement. It’s an offence for property managers or owners to encourage rent bidding or accept rent offers higher than the advertised price.’

If you’re an existing tenant/resident and feel that a rent increase was excessive, you’re encouraged to speak with the property manager/owner and reach an agreement that suits everyone. If you still feel the rent increase is excessive, you can apply for dispute resolution once the new agreement is signed.

RTA median rents data releases are based on bond and rental data collected from across Queensland.

Beginning with the January to March 2025 quarter, the RTA also publishes quarterly data about our core services and functions. Quarterly data is provided in line with the Stakeholder engagement framework 2024–26. See our previous news article to learn more.
