Significant rental law reforms were introduced by the Housing Legislation Amendment Act 2021 and Residential Tenancies and Rooming Accommodation and Other Legislation Amendment Act 2024.
The Residential Tenancies and Rooming Accommodation and Other Legislation Amendment Act 2024 (RTRAOLA Act) was passed by Parliament on 23 May 2024 and received royal assent on 6 June 2024.
Minimum housing standards came into effect for new tenancies (including renewed tenancy agreements) from 1 September 2023 and for all remaining tenancies from 1 September 2024.
Property managers/owners have responsibilities for personal information collected and stored during the application process and throughout the management of the tenancy agreement.
Legislation changes to limit rent increase frequency to once a year will came into effect from 1 July 2023. Further changes came into effect from 6 June 2024. The 12 month limit on rent increase frequency will apply to all new and existing tenancies.
