Rental law changes

1. Rent increase changes - Legislation to limit rent increase frequency to once every 12 months came into effect on 1 July 2023. Learn more.   

2. Minimum housing standards came into effect for new tenancies (including renewed tenancy agreements) from 1 September 2023. They will come into effect for all remaining tenancies on 1 September 2024. Learn more.

These forms were produced by the RTA to help providers and residents meet their obligations under the Act. In most instances, the Act specifies where an approved form must be used. The RTA strongly advises that, where possible, the approved form be used. However, if you cannot obtain a copy of a form when an approved form is needed, the Acts Interpretation Act 1954 allows for a person to use their own forms provided they are substantially the same as the approved form.

Domestic and family violence report

The Domestic and family violence report which must be completed and signed by an authorised professional can be provided as a type of relevant evidence to support that a tenant/resident is/has been experiencing domestic and family violence.

Condition report (Form R1)

The Condition report (Form R1) is used to record the condition of the resident's room at the start of the rooming accommodation agreement.

Bond lodgement (Form 2)

The Bond lodgement is used when lodging either a full or part-payment of rental bond money (for Queensland tenancies) with the Residential Tenancies Authority (RTA).

Change of rental property (Form 3)

The Change of rental property (Form 3) transfers bond money from one property to another and only allows transfers where the lessor, agent or manager/provider remains the same.

Refund of rental bond (Form 4)

The Refund of rental bond (Form 4) is used to request a rental bond refund from the Residential Tenancies Authority (RTA). This form should be completed when the tenancy agreement has ended.

Continuing interest notice

The Continuing interest notice has been developed to support property managers/owners, agents or managers/providers to fulfil their obligations under the Residential Tenancies and Rooming Accommodation Act 2008.

Change of property manager/owner (Form 5)

The Change of property manager/owner (Form 5) is used to notify the RTA there has been a change of lessor, agent or manager/provider in an ongoing tenancy. It must be completed and signed by the previous and new lessor, agent or manager/provider.

Notice to vacate from mortgagee to resident (Form R19)

The Notice to vacate from mortgagee to resident (Form R19) is used to inform the rooming accommodation resident/s that the mortgagee (or appointed person) will be taking possession of the premises and ending the rooming accommodation agreement.

Letter of Authority (LoA) template

The purpose of this template is for customers to authorise a third-party to act on your behalf when dealing with the RTA. A separate form is required for each person/organisation you wish to authorise.
